It's one of those constant dilemmas when you're trying to add value to your home. Should you do it really cheaply, or should you make a considerable investment in the hope that you recoup it? When you're trying to sell, you want to use a low-cost way to sell your home. But that doesn't mean you skimp or go super cheap.
When we started looking at homes, there were a few times that we literally walked into a home and walked immediately back out. What could have been a really great home, just wasn't worth it for us to look at because of how the home was presented. The last thing we wanted to do was have to pay cleaners & painters to come in and completely do a full overhaul on the home before we could even move in.
Whatever you decide, the most important thing to remember is that you don't invest too much into it. It's all about that delicate balance. But as the first port of call, there are things that you can do to make your home ready to sell without spending too much money. But what are these things?

Removing Your Personality
When you're selling a property you've got to remember that the fewer remnants of your personality on the property the better, especially if you’ve got unique taste. You've got to remove your personality through the main areas of the home; the living room and the kitchen.
When there are things in your home that you could struggle to remove without paying a pretty penny for, sometimes the best approach is to cover up. A good example would be the ceiling. If you've got dated 70s or 80s etchings in your ceiling, you can install ceiling tiles to cover these up and also add a more neutral hue to the place. If you want to sell a property quickly you've got to make sure that your personality is nowhere to be found.
Decluttering means highlighting what space can do. When you're trying to showcase the property, you need to make sure that it's catering to whatever the potential buyer needs. But when you depersonalize a property there is such a thing as going too far.
Decluttering your home means showing what the space is capable of but also making sure that it straddles the balance between presentable but not too sterile. It's also the easiest low-cost way to sell your home since it doesn't really cost anything.
What Does The Property Smell Like?
Any potential buyer will turn their nose up (literally) if the property doesn't smell nice. The problem we all have when we live in a property for too long is that we don't notice these smells. You have to fix the source rather than covering up the smell. You have got to clear drains, air the kitchen out, and get rid of carpet or furniture that is sodden with old smells.
If you smoke in your home, you may want to have someone come in and do a complete floor to ceiling clean & paint. Cigarette smoke soaks into the paint, woodwork, carpeting, curtains, etc and discolors and will turn a buyer away in a heartbeat. Once you have your home cleaned, stop smoking in it completely.
One of the homes we walked into smelled of cigarette smoke and the owner was smoking while we were walking in. I had to turn around and walk out. It may have been rude, but I made it known that I was no longer interested because of the money we would have to spend to clean it.
Making Minor Fixes
We have to remember that any little problem can build up in the back of the buyer's mind. Making small repairs like broken doorknobs or holes in the walls can mean a big difference to a potential buyer. Buyers will want to move in without making too many changes.
So if you can give them a blank canvas this will work wonders. It's also a good idea to make sure that everything sparkles. You can very easily get rid of limescale and mold with a cleaner made of vinegar and bicarbonate of soda. All these little things are minuscule but these are the things that buyers will zone in on.
If you want to sell the property quickly you have to make investments but you have to remember that there is that balance between making investments for the purposes of selling it on and putting too much into a property. If you start with the small components, it will be a good starting point to a low-cost way to sell your home.
