As well as fees, other financial considerations you need to check relate to how your rent is taken and where your deposit will be held. Additionally, it is a good idea to find out what your options are should you fail the credit check, this way you can have alternatives in place to speed up the process.

As a tenant you want to be able to find the property you need, at a price you can afford and with as little difficulty as possible. The first thing you need to check with any rentals agent is whether they have properties in the city, suburbs or rural areas you are interested in.

This does not mean that you should rush, or take the first flat you see. It does, however, mean that you need to be property search smart.

Firstly, you need to be clear about what you need, the things you cannot be without, then distinguish these elements from the things you would like, but that you can do without for the three, or six months that you will be in the accommodation.

Next, you need to sign up with a reputable rental agent that covers the areas of the US you are looking for. Good leasing agents will provide detailed search filters to make your search much easier. Use these filters when completing your search and keep affordability in mind. There is little point searching for homes you know you will not be able to afford.

From Registering To Tenant Signing

When you sign up with your chosen leasing agents, you will need to provide them with basic information about yourself. You will also need to agree to the site’s terms and conditions of use. Once this is done, you can view the properties that are listed with the agency. If you see apartments that you are interested in, then you can arrange viewings through the agency at a time that is convenient for you and the landlord.

If there is a problem with the credit check, you may be required to find a guarantor (or a co-signer) instead. At this stage, you will need to provide the deposit and first month’s rent and sign the tenancy agreement. In return, you should be handed the keys to your new home. The length of time this process takes depends on a number of factors, including how long it takes referees to return the relevant information. 

It is also important to have everything you might need, in terms of identification, evidence of income, and cleared funds, close to hand so that if you do find the right place you can get moving as soon as the landlord has approved your application.
